Are your places fully furnishished?

Every location is unique and furnished with basic furniture plus special items based on the location. The suite are AS-IS and no further changes are applied. If you have specific needs please enquire and we can find an agreement to make you feel more comfortable. Any changes will be written on the agreement/lease contract.

I paid the damage deposit but I found a cheaper location, can I get a full refund?

Unfortunately the damage deposit is not-refundable if the contract is terminated before moving in. But do not worry, refer an approved friend who will take over your contract or pay a small commission to one of our representative and they will be more than happy to find a replacement for you!

There is a damage in my house, will I be responsible of it?

At the beginning of your stay we will do a walkthrough with you to identify any defects or repairs needed to be applied. If we forgot something you have 2 days more to find them and report them. Simply take a picture and message us directly! After the deadline and unless it is clearly understandable, we will assume you are responsible for it but do not worry, we can help you fix it or refer you to a good handyman who can take care of your problem at a very low cost!

I am a party animal, can i have friends over and arrange gatherings?

Unfortunately our suites are located in upscale neighbourhoods and you will be sharing the condominium with successful doctors, lawyer and business man. Everyone has a specific schedule and the right of a quiet enjoyment of the property. To preserve this right we do not allow smoking, parties, unreasonable noise, overnight guests, bicycles or rollerblades in lobby or elevator areas. If you are looking for some fun and easy time after your work this city is right for you, just ask and we will provide you with discount passes for gyms, restaurants and clubs where you can meet your friends and have some good time.

I know rent can be increased once every year, when should I expect the increase?

We do not increase the rent during your stay since our big inventory allows us to negotiate better rates with banks and investors.

I had an emergency and I have to move out but my fixed term is not expired yet. What are my options?

Every case is unique but for general guidelines, you will need to help our associate to find a replacement for you in order to avoid a loss of revenue while under your term. Make sure the potential replacement is approved and a good fit for the suite.

I already paid for the administration fee but I need to switch locations, do I need to pay again?

No! The administration is your one-time membership to our community. We will take care of arranging your move and paperwork needs during your stay regardless of the area you will be living in.

I lost my keys, how can I get back into my house?

Your personal concierge is always ready to help you. Just let him know what happened and how it happened and he will be more than happy to guide you and make sure you get safely back into your apartment. After the emergency he will also prepare the paperwork for you in order to have your lost key replaced. Make sure do not forget the filing fee of 250.00$.

My roommate is very dirty but I do not want to confront him, what can I do?

We are very professional and discrete and we will not mention your name on the complaint. We will inspect the premises with more frequency and we will give a warning to all residents to maintain the suite in a good state of cleaning. 50.00$ cleaning charge due immediately will be applied after the second warning to be split between the residents responsible. If you are hardly home and do not have time to take care of your share of maintenance do not worry, let us know and we can get a housekeeper to do it for you for as low as 30.00$ biweekly.

My rent due date is coming and I do not have the payment ready, can you help me?

Contact us immediately and we can discuss a payment plan based on your situation and your history. Do not wait for the last minute since after 5 days of non-payment our associates may think your premises are abandoned and a cleaning team will come to prepare the suite for future costumers to help you cover the missed payment.

I moved out of the premises and I need to plan my budget. When can I expect to receive my refund?

Deposit refunds times varies based on workload. The checkout date is the last day of the month at 11.00 am but if you leave earlier we will process your file first. Expect from a same day processing to up to 14 days after completion of the check out based on the complexity and length of your stay. You can always enquiry our accounting department directly to have an estimate on your specific timeframe.

I will be leaving the country. How can I receive my refund?

Over 60% of our costumers are international and seasonal workers. With our network of partners we can arrange a payment to fit your needs, including international bank transfers, PayPal payments and in person western union transactions. Standard method will be an international money order shipped to your house and negotiable at your international bank of choice.
